美聯政治爭拗影響中長期供應
美聯物業首席分析師劉嘉輝於記者會指,增加供應是應對樓價上升的最好方法,但是以近期的政治爭拗環境下,「土地共享」及「明日大嶼」等增加供應的議題預期都會押後,將影響中長期供應。
該行住宅部行政總裁布少明指,目前本港剛需仍存,尤以中小型、上車盤為主,相信未來發展商會繼續推出「納米樓」或中小型單位。而發展商近期亦多採取首張價單貼市或低於市價的策略,相信未來亦會持續;不過下半年有兩幅豪宅地,包括波老道和跑馬地,相信會有破紀錄價成交。
他又指,近期政治事件對樓市影響不大,反而中美貿易戰的影響較大。因買家會擔心經濟會受影響,料在達成協議前會繼續波動,下半年樓市升幅會較上半年溫和。
