美聯2021年起私樓年均落成量料不足1.8萬伙

美聯物業首席分析師劉嘉輝於記者會指,物業市場供求不平衡情況持續,亦是支持樓市的重要因素。根據差估署資料顯示,私樓落成量自去年突破兩萬伙後,料今年及明年亦分別有約2.04萬伙及2.02萬伙,落成量連續三年超越兩萬伙,但以預測今年起至2023年的五年私樓落成量將錄得約9.42萬伙計算,即意味著2021年至2023年的三年,平均每年落成私樓將降至不足1.8萬伙。

他指,目前本港按揭息率較去年輕微上升,但仍僅2.375厘,下半年美國更有機會減息,故預期本地息囗將維持低企,失業率亦一直維持在2.8%的低位,相信亦是支持樓市的主要因素。

他又指,隨著政府公布公私營房屋比例由「6比4」改為「7比3」,私樓供應將受壓,單以本年度私人住宅土地供應亦僅得1.35萬伙,較上年度減少約25%,加上本港賣地進度緩慢,若以2019/2020全年度賣地目標1.35萬伙計算,過去兩個財政季度只到目標約四成水平,並需在未來兩季力推土地才可達標。
