粤港澳大湾区建设三年计划出炉首选标的龙光地产(3380.HK)再受益
7月5日,广东省委、省政府印发《关于贯彻落实〈粤港澳大湾区发展规划纲要〉的实施意见》和《广东省推进粤港澳大湾区建设三年行动计划(2018-2020年)》。实施意见包括重大意义和总体要求、重点工作任务、保障措施等三个部分,着眼长远发展,对标大湾区到2035年的建设目标,对未来十多年广东省要重点推进落实的大事要事进行谋划,突出战略性和协调性。三年行动计划提出了九个方面100条重点举措,按照“三步走”的安排,携手港澳推动粤港澳大湾区建设。
这两项文件的出台将直接给粤港澳大湾区战略落地提供保障,推动粤港澳大湾区建设富有活力和国际竞争力的一流湾区和世界级城市群,打造高质量发展的先行区、示范区,给区域企业带来实质性利好。花旗研究报告指出,粤港澳大湾区内未来20年内将增加3000万人口,成为创新产业和高端人口汇集的国际大都市圈及前五名经济体,拥有1亿人口的强大内需市场,预期大湾区内住房需求将长期增长。
作为深耕粤港澳大湾区的区域龙头公司,龙光地产(3380.HK)成为国家打造粤港澳大湾区城市群重大战略的核心受益标的。目前,公司基本实现大湾区9+2城市群全覆盖,截至2018年底,公司土储总货值约6520亿元,其中大湾区土储占比约82%,在大湾区领先优势显著。2019年以来,公司继续在大湾区多个城市扩展项目。
包括花旗、中金、汇丰在内的多家国际著名投行,此前均推荐龙光地产为粤港澳大湾区龙头股。汇丰指出,龙光地产以多元化方式在大湾区内建立了充裕低成本的优质土储,盈利能力行业领先,长期受惠于大湾区的产业升级,人才流入及财富增长。花旗认为,2019年上半年,龙光地产合约销售完成率将超过50%,未来有可能上调850亿元的2019年销售目标,继续保持跨周期的多元化土储获取优势,持续扩大粤港澳大湾区内主要城市的市场份额,巩固在粤港澳大湾区的龙头地位。
