邱達昌香港地價貴風險大若市場回落會考慮回歸

遠東發展(00035.HK)主席兼行政總裁邱達昌接受訪問時指出,公司作為地產公司在港難成「大佬」,一來是因為公司資產負債表不夠大,加上過往亦未能在香港把握到時機,他解釋是因為公司不能犯錯,現時香港地價往往達百億,公司不願承擔這麼大的風險,但強調以香港為家,若地產市場回落亦會考慮回歸。

他認為公司在澳洲發展時把握到較好的時機,現時在當地亦有一定規模,即使面對當地樓市下行、銀行收緊貸款,旗下樓盤銷情仍然不錯,認為是有賴當地的品牌及銷售團隊。而集團近年亦進軍英國房地產市場,邱達昌指公司在當地發展僅3年左右,談不上大規模,但現時看好當地的發展,認為當地加息機會微,加上受中美貿易戰影響,到英國讀書的學生增加,吸引家長到當地置業。

董事總經理孔祥達指出,公司在澳洲有較多項目,而且懂得與政府溝通,地價相對較便宜,以柏斯的酒店項目為例,公司是以「零地價」取得地皮,條件就是要為當地引入五星級酒店。邱達昌認為公司與內地企業比較,更擅長與外國政府及部門溝通,故更具優勢。

邱達昌指出下一步期望可在大灣區發展,認為大灣區是內地送給香港人的大禮,冀可在當地拓展地產業務。他指出香港與內地單是地價及建築費用已差很遠,故希望可在大灣區興建吸引港人購買的項目,如能找到合適項目,傾向選擇中山、珠海及深圳等地,現時在大灣區已有目標但未能透露,並且較想做綜合型項目。
