《大行報告》大摩引述融創(01918.HK)指4月底以來已放慢吸納土儲對市場審慎正面
摩根士丹利發表報告指,昨日(4日)在青島參加了融創中國(01918.HK)舉行的周年股東大會,其中集團主席孫宏斌對市場審慎正面,相信由於中美貿易緊張局勢升級,以及地方政府以可持續增長穩定房地產市場的目標,市場整體信貸放鬆的趨勢將會持續,並有信心集團今年可達今年5,500億元人民幣(按年增長19%)的銷售目標。
大摩又引述融創稱,目前情況下,集團在4月底開始暫停公開市場土地收購,只有部分未解決的併購項目仍在商討。此外,由於季節性原因及首四個月作出活躍的土地收購,集團在今年上半年的淨負債料將上升,但其有信心淨負債可由去年年底的149%,降至今年年底的120%。
該行相信融創中國正進入盈利收成期,而且喜好集團降槓桿的計劃及有優質土儲,重申對集團的「增持」評級,並為行業首選,目標價60元。
