《大行》瑞銀:港府容許酒店商廈改建學生宿舍 對住宅發展商影響略負面
瑞銀髮表研究報告指,發展局近日向立法會提交文件,容許大多數酒店或商廈改裝成學生宿舍,且無需任何規劃程序。先導計劃將於今年7月中正式接受申請,首批學生宿舍最快可在2026/27學年投入使用。
瑞銀表示,由於香港住宅存量是商廈存量的5至6倍,因此改建對商廈市場的影響可能較住宅市場大。然而,該行並不預期所有商廈都可改建爲學生宿舍,因爲這將取決於樓層平面圖、地理位置、及住宅與商廈之間的租金差異和裝修成本。
該行認爲,商廈轉型很可能發生在乙級及丙級寫字樓,而非甲廈。不過,商廈轉型導致乙級寫字樓空置率下降,或會對甲級寫字樓產生正面的溢出影響。就股票而言,置地、太古地產(01972.HK)、太古A(00019.HK)及信置(00083.HK)可能受惠,但對住宅發展商影響則或略爲負面。
