《內房》中指研究院:5月百城新房按月上升 二手房價按月跌
中指研究院發佈《百城價格指數報告》顯示,5月新房市場延續分化態勢,核心城市優質改善項目入市帶動成交保持一定活躍度;二手房市場成交按月有所回落, 「以價換量」仍主導市場。 數據顯示,5月百城新建住宅均價爲每平方米16,815元人民幣(下同),受部分城市優質改善項目入市帶動,按月結構性上升0.3%,按年上漲2.56%。一線城市新房價格按月上升0.9%,其中,上海在綠城-潮鳴東方等改善項目入市帶動下,新房價格按月上升1.47%,漲幅居百城首位。二線城市新房價格按月微升0.06%。三四線城市新房價格按月則跌0.11%。 報告顯示,二手房方面,掛牌量持續高位下,「以價換量」現象持續主導市場。數據顯示,5月百城二手住宅均價爲每平方米13,794元,按月跌幅擴大至0.71%,按年下跌7.24%。核心城市二手房成交保持一定活躍度,但價格短期仍有壓力,一線城市二手住宅價格按月下跌0.37%,二線及三四線城市二手住宅價格按月分別下跌0.78%及0.76%。 中指研究院認爲,隨着5月關稅戰階段性緩和,市場觀望情緒或有改善,但未來仍存不確定性。6月樓市政策環境預計將保持寬鬆基調,關鍵在於專項債收儲及城中村改造等政策落實進展。同時,隨着年中銷售節點的來臨,房企推盤節奏及促銷力度或將加大,核心城市市場有望保持修復,但各城市之間及新老項目之間分化行情仍將延續。(ta/w) ~
