《本地樓市》中原:YOHO WEST為新界西逾兩年來最平新盤 料區內一二手市場難以抵禦
新地(00016.HK)天水圍「YOHO WEST」公布首張價單,中原地產亞太區副住宅兼住宅部總裁陳永傑表示,天水圍YOHO WEST首張價單280伙,折實平均實用呎價10,888元,較去年9月同系區內新盤Wetland Seasons Bay三期平23%,更創六年來全港新盤首批均價新低水平。是次入場價低於300萬元,僅約299萬元,是新界西逾兩年來最平新盤,對上要追溯至2021年初推出的屯門青山公路帝御-嵐天,首批入場價約299萬元。單是以一房入場價計,YOHO WEST較去年Wetland 平35%。項目屬大型新盤,發展商採取「火鳳凰」形式,訂價裂口低開,望「重新」樓市,而新地具品牌效應,市道旺時新地盤訂價普遍比其它新盤高開一成,YOHO WEST是次低開,相信買家最得益,同時相信區內一二手市場將難以抵禦。
陳永傑指,整體樓市下跌是不爭的事實,隨著市場預期息口將見頂,相信現時息口影響已不大,加上政府已為樓市減辣,本月樓市交投有所增加,一手市場本月錄約470多宗成交,已超上月全月約330宗。若YOHO WEST未能趕及本月開售,料全月一手成交約600宗,仍較上月倍增,如項目趕及月內開售,料全月一手成交量可達千宗水平。二手方面,現時發展商用盡辦法包括低開及提供各項優惠促銷,相信二手無還擊之力,繼續捱打。
