《大行報告》匯豐研究:放寬樓花按揭影響微 樓市短期內仍面臨壓力
匯豐研究發表報告指,政府放寬樓花按揭對樓市影響輕微,不太可能扭轉樓價下跌的趨勢,樓市短期仍面臨壓力。該行預計,本港今年樓價將按年持平,明年上半年樓價將跌5%,其後樓市才會開始企穩。同時認為,政府放寬買樓印花稅是支持房地產市場的更有效方式。 報告認為,由於近期抵押貸款利率上調,買家情緒受挫,負擔能力減弱,因此入市可能會更加謹慎。 至於開發商亦需要對新推出的樓盤進行更多的減價促銷,以吸引買家,但將以犧牲利潤為代價。 該行偏好防守型開發商,認為現金充裕的開發商,如長實集團(01113.HK)和信和置業(00083.HK),在困難的市場環境中處於更有利的位置,均予「買入」評級。在大多數同行重點在財務上時,上述發展商正以合理的成本擴大土地儲備。
