《大行報告》匯豐研究料本港住宅樓價明年上半年跌5% 降恆地、九倉及嘉里建設評級
匯豐環球研究發表研究報告指,早前對香港地產市場過於樂觀,預期強勁復甦已無效,而目前樓價下跌、需求疲軟,加上早前抵押貸款利率上調50個基點或進一步損害原本已脆弱的市場情緒。 該行預料,本港物業開發商將進取地降低新盤售價,透過犧牲盈利能力去刺激銷量。該行表示,將今年住宅樓價預測下調至無起跌(原先預測為升8%),並料明年上半年住宅樓價跌5%(原先預測為升4%))。 匯豐環球研究相信,在目前艱難市況下,現金流充裕的發展商如長實(01113.HK)及信置(00083.HK)等定位良好,以合理成本擴大其土地儲備,故看好長實及信置,並給予其評級均為「買入」,將長實目標價由63.5元降至53.1元,將信置目標價由11.5元降至10.3元。 該行將恆地(00012.HK)投資評級由「持有」降至「減持」,目標價由20.9元降至16.9元,並將九倉(00004.HK)及嘉里建設(00683.HK)則均由「買入」降至「持有」,將九倉目標價由21.6元降至19.8元,將嘉里建設目標價由21.3元降至15.6元。(ca/w) ~
