《本地樓市》周末有新盤首輪即日沽清 二手成交續個位數水平
過去周末一手銷售氣氛熾熱,有新盤首輪銷售即日沽清。另一方面,二手交投有改善,但仍連續多個周末錄單位數成交。
長實(01113.HK)旗下油塘親海(馬尺)II於過去周六(12日)首輪推售626伙,首日全數沽清。該項目早前截收逾3.8萬票,超購約59.7倍。截收票數打破新世界發展(00017.HK)及港鐵(00066.HK)合作發展的大圍柏傲莊III於2021年6月第三輪銷售截收約3.05萬票的紀錄,成為歷來收票最多的新盤。
另外,恆地(00012.HK)紅磡必嘉坊系列BAKER CIRCLE、GREENWICH及BAKER CIRCLE EUSTON周末合共開售43伙,其中GREENWICH售出13伙,而Baker Circle Euston亦售出一伙。
二手方面,中原地產十大屋苑過去周末錄得4宗成交,按周再多1宗或33.3%,交投連升2周,零成交屋苑亦遞減至6個,惟單位數成交量已維持15周,二手交投仍然處於低位。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,油塘票王新盤低開策略推售奏效,上周六推出626伙即日火速售罄,足證市場購買力實在,亦為樓市帶來新動力,料觀望多時的買家亦會重新部署置業時機。二手交投則持續受壓,全因業主減幅仍不及一手新盤大,買賣雙方對造價仍有一段差距,拖慢交投。
據美聯物業分行統計,過去周末十大屋苑錄得8宗買賣成交,按周升1倍,創7周新高,惟連續15個周末錄得個位數水平。至於以15大屋苑計算,過去周末兩天同樣錄得8宗成交,按周升60%。
美聯物業住宅部行政總裁(港澳)布少明表示,「平爆」新盤油塘親海(馬尺)II周六登場,引發市場大批購買力,626伙首開賣即日售罄,創8年單一新盤銷情最高紀錄,搶盡全城焦點。一手搶二手,多個二手屋苑交投續於低位徘徊,布少明認為,雖然美國加息壓力未除,惟新盤「平爆」出招奏效,刺激購買力釋放,個別二手業主亦進一步擴大議幅求售,整體樓價有下調壓力,他相信,部分新盤向隅客逐步回流二手,帶動二手屋苑承接力,看好8月份一、二手交投量雙雙向上。
綜合利嘉閣地產分行網絡數據,過去周末十大指標屋苑錄得8宗二手成交,按周增加4宗或100%,創近五周以來最多。
