《本地樓市》利嘉閣:下半年二手私宅買賣登記量冀上試2.1萬宗
利嘉閣地產研究部主管陳海潮指出,受通關復常利好因素刺激,二手私宅買賣登記在上半年顯著反彈,重越1.7萬宗水平,惟息口及股市偏軟窒礙升勢,料需待下半年利好因素兌現,再重拾升軌。
據土地註冊處最新數據,今年上半年全港共錄17,355宗二手私宅買賣登記,涉及金額1,490.95億元,較去年下半年的12,515宗及1,082.57億元,分別反彈39%及38%,量值均為連挫三個「半年度」後首見回升。
陳海潮指,今年上半年平均每宗二手私宅成交價為859.09萬元,較2022年下半年的865.02萬元再微跌0.7%,連跌三個「半年度」創近三年新低。按區域劃分,港島區上半年之均價為1,288.52萬元,按半年微升0.3%;九龍區為822.49萬元,按半年跌4.6%;而新界區則為707.44萬元,也跌1.4%,反映港島區於上半年較大銀碼買賣佔比相對多,故均價升幅亦能跑羸另外兩區。
陳海潮指出,次季以來樓市表現有所放緩,包括憂慮息口未見頂並持續高企及股市反覆向下,經濟復甦受壓。不過自通關及疫情退卻後,整體大環境持續改善,而息口亦趨向見頂,加上港府放寬中高價樓按揭限制及積極引入人才及勞工,對下半年經濟及樓市將帶來積極作用。相信樓市經一輪整固後,下半年二手私宅買賣登記量冀可拗腰錄得約兩成的升幅,上試2.1萬宗水平。
