世邦魏理仕香港:放寬私樓按揭成數上限將利好投資氣氛及成交量
世邦魏理仕香港估值及諮詢服務部資深董事郭偉恩表示,最近放寬自用住宅物業的按揭成數上限,加上本地經濟向好,將支持住宅物業投資氣氛及改善成交量。
郭偉恩表示,現時介乎1,000萬至1,500萬元住宅物業的成交量,只佔總成交量約10%至15%。相比2022年2月調整800萬港元至1,000萬港元物業成數上限時,相關成交量佔總數低數個百分點,相信是次調整按揭成數上限的效果會比上次少。
他表示,發展商或藉此機會推售較多1,000萬至1,500萬元住宅單位,以緩解庫存壓力。因此持有這類型庫存的發展商最為受惠。
他續稱,儘管樓價較2021年9月高峰累計下跌11.8%,但按揭成數上限額外放寬20%或會促使業主考慮轉按。此外,按揭上限放寬或促使希望轉購較大單位的買家入市。(ca/k)
