《本地樓市》上周末新地「NOVO LAND」2A期首輪全數沽清 二手交投續低位徘徊
本港於過去周末有新盤開售,即日全數沽清,市場氣氛熾熱。隨著市場聚焦一手樓,二手交投則持續受壓。
新地(00016.HK)屯門「NOVO LAND」第2A期於上周六首輪發售188伙全數沽清。發展商其後再公布價單第3號,提供162伙,折實平均呎價為14,323元,最快於本周末進行第2輪銷售。另外,新地指,第三季有望推售The YOHO Hub全新一期、啟德天璽-海及天水圍天榮站項目。
而九龍建業(00034.HK)旗下將軍澳項目海茵莊園於過去周末再錄得兩宗一房成交,單位實用面積由300至321平方呎,最高成交價614萬元。發展商表示,項目於本月已售出9伙,套現逾5,000萬元。
二手市場方面,中原地產十大屋苑過去周末錄得3宗成交,按周減少25%,已連續6個周末維持單位數,零成交屋苑錄得8個。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,由於經濟表現不穩定,復常需時,對樓市造成一定影響。近期市場焦點集中於新盤,剛需上車盤搶佔大量二手客源,另美國本周議息,加息信號強烈,觀望氣氛濃厚,令二手交投維持低位徘徊。
據美聯物業分行統計,剛過去的周末十大屋苑合共錄得5宗成交,按周回升約25%,但交投持續偏軟。而按15大屋苑計算,上周末兩日錄得8宗成交,按周增加1倍。
美聯物業住宅部行政總裁(港澳)布少明表示,美國聯儲局將於下周舉行議息會議,市場憧憬加息週期即將進入尾聲,對紓緩本港銀行加息壓力有正面作用,發展商把握時機積極推盤,樓市表現靠穩向好。過去周末大型項目屯門「NOVO LAND」2A期進行首輪銷售旋即報捷,首批單位全數沽清,預期本月一手市場將會錄得2,000宗成交,可見一手市場相當旺場,同時為二手市場注入強心針。
綜合利嘉閣地產分行網絡數據,過去周未十大屋苑錄4宗二手成交,按周稍為增加1宗,但仍處於低單位數的區間。利嘉閣地產總裁廖偉強指,如果美國聯儲局未有再加息,反映本輪加息期已正式完結,息口走勢明朗化,對後市有提振作用,二手樓市可望重新啟動,交投逐步回復活躍。此外,近期股市表現有好轉,預計亦會進一步受加息期完結帶動,利好整體市場氣氛。
另港置十大屋苑於週末兩日合共錄5宗成交,按週增加1宗或25%,連續15週徘徊單位數。
