《本地樓市》周末白石角「University Hill」第2B期加推115伙 十大屋苑多個零成交
本港銀行再度加息,加上天氣惡劣,一手樓市表現降溫,二手成交淡靜,多個指標屋苑錄得零成交。一手方面,新地(00016.HK)白石角「University Hill」第2B期加推價單第2號,提供115伙,折實平均呎價為16,168元,與首張定價相若。另集團或於本月底或下月初推售「NOVO LAND」第2A期,並於下月以招標形式推售「天璽‧海 Cullinan Harbour」。宏安(01243.HK)旗下青衣「薈藍」沽出全盤最後一伙,為2樓A17室特色戶,實用面積235平方呎,連171平方呎平台,成交價694.2萬元,呎價29,540元。 中原地產十大屋苑周末僅錄得2宗成交,按周大跌85.7%,成交量重回個位數水平,更創44周新低。十大屋苑當中,只有黃埔花園及映灣園各錄1宗交投,其餘8個屋苑捧蛋。中原地產亞太區副主席兼住宅部總裁陳永傑表示,天氣突然大風大雨,影響多區睇樓氣氛,加上香港銀行跟隨美國加息,買家需時消化相關消息,而且二手平價筍盤早已被市場吸納,部份客源流向折讓較多的一手新盤,令二手交投相對淡靜。 按美聯物業十大屋苑中各區指標屋苑剛過去周末成交量分布統計,港島區3個指標屋苑包括太古城、康怡花園及海怡半島周末暫未錄得成交。而九龍區4個指標屋苑包括麗港城、黃埔花園、新都城及美孚新村錄得約3宗成交,按周減少約40%。至於新界區3個指標屋苑包括映灣園、沙田第一城及嘉湖山莊錄得約2宗成交,按周跌約60%。 綜合利嘉閣地產分行網絡數據,在過去的周末(5月6日至5月7日)十大指標屋苑錄4宗二手成交,較對上周末(4月29日至4月30日)的9宗回落56%,創自去年七月初以後的44周新低。
