《本地樓市》世邦魏理仕料短期內樓價走軟 未來幾個月新盤續主導市場

世邦魏理仕香港發布今年3月的《香港住宅物業報告》。世邦魏理仕香港估值及諮詢服務部資深董事郭偉恩表示,3月下旬的全球銀行業動盪導致金融及銀行的不確定性,或會影響住宅物業投資情緒。即使樓價有所反彈,但預計短期內價格會走軟。然而,影響將會屬暫時性,並會隨著局勢穩定而逐漸消失。在未來的幾個月,預計發展商將繼續積極推售更多貨尾單位,並以優惠價格吸引買家,以達至銷售目標。因此,預期一手將繼續主導市場,並影響二手市場的價格及交易量。 他指,積極的投資情緒及買家信心回復推動樓價繼續反彈。根據差餉物業估價署的數據顯示,今年2月整體住宅價格反彈勢頭強勁,按月上漲 2.2%,較1月份上升1%為多,預計3月份指數仍會向上。另一方面,根據土地註冊處的數據,3月份住宅樓宇買賣合約佔6,690份,按月升56.2%。 他提到,3月一手買賣回升至1,787宗,創16個月新高。一手買賣在之前五個月一直保持於每個月700宗以下。成交量及價格在過去兩個月觸底反彈,增加發展商推出更多住宅項目的信心。而今年3月買家印花稅數字按月上升50.8%,反映更多非香港永久性居民入市。數字重返去年2月加息前的水平,部份原因為施政報告中「退還額外的印花稅」的措施及通關推動市場情緒復甦。
