《周末樓市》新盤續旺 過去周末共錄290宗一手成交
新盤市場氣氛持續旺盛,據統計4月首個周末(1至2日)市場錄得約290宗一手成交,當中主要來自華懋集團及港鐵(00066.HK)合作的「瑜一」。
該項目1C期昨日(2日)以價單形式發售210伙。銷售單位包括142個兩房戶及68個三房戶,折實平均呎價約28,036元,據指錄逾6,000張票,超購逾27.5倍。華懋集團銷售總監封海倫透露,截至昨下午6時半,1C期項目共沽出152伙,佔可售單位逾72%,套現逾26億港元,連同第IB期整個項目近日共售出332伙,套現逾57億元,平均每伙售價超過1,720萬元。
另外恆地(00012.HK)粉嶺北「ONE INNOVALE」系列周末沽出4伙,成交總額約1,878.84萬元。同系的紅磡「必嘉坊」第二期必嘉坊.迎匯上周五(3月31日)進行新一輪銷售,涉及84伙,當日售出71伙,佔可發售單位近85%,套現約4.3億元。發展商加推第4號價單,涉及43伙,全為一房單位,實用面積介乎270至374方呎,折實售價516.33萬至791.82萬元,料於本周四(6日)推出。
市場氣氛好轉亦帶動二手成交,據代理行中原地產統計,該行十大屋苑於過去周末錄得10宗成交,重上雙位數水平,較上周末增加4宗或66.7%,當中太古城、康怡花園及美孚新村最為活躍,各錄2宗成交,零成交屋苑收窄至3個。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,歐美銀行危機已淡化,近日股市回升,香港亦沒有跟隨美國加息,料息口見頂,市場氣氛好轉,近期多個新盤熱賣反映買家信心恢復,二手交投亦受帶動,相信本月樓市會比上月更旺。
