《本地樓市》2月樓花按揭按月跌逾六成 經絡料宗數先見平穩後回升
根據經絡按揭轉介研究部及土地註冊處最新資料顯示,今年二月份現樓按揭宗數為5,738宗,較一月份的5,924宗下跌186宗或3.1%,並連跌兩個月。而該月的樓花按揭宗數為77宗,較1月份的209宗下跌132宗或63.2%。對比去年同期,今年2月份現樓按揭宗數比去年同期5,579宗增加159宗或2.8%;2023年1月份樓花按揭宗數比去年同期612宗大減535宗或87.4%。
以首兩個月比較,今年首兩月現樓按揭宗數錄得11,662宗,對比去年同期的18,633宗下跌6,971宗或37.4%,並創七年的首兩月新低。今年首兩月樓花按揭宗數則為286宗,對比去年同期的1,227宗下跌941宗或76.7%,並創11年的首2月新低。
經絡按揭轉介首席副總裁曹德明表示,2月份樓花按揭宗數雖顯著回落,不過防疫措施已全面放寬,有利帶動整體市況,而發展商近期開始積極推盤,料一手市場交投將會回暖,樓花按揭宗數先會見平穩後回升。
現樓銀行市佔率方面,中銀香港(02388.HK)重奪冠軍寶座,市佔率為27.7%;匯豐銀行則下跌1級,以市佔率23.6%排名第二;而恆生銀行(00011.HK)以市佔率達16%排名第三;東亞銀行(00023.HK)以市佔率達5.6%排名第四;花旗銀行上升1級排名第五,市佔率達5.2%。
樓花排名方面,匯豐銀行連續3個月排名第一,市佔率為23.4%;中國銀行(香港)及恆生銀行排名第二,市佔率達16.9%;東亞銀行上升2級排名第三,市佔率達6.5%;交通銀行上升2級排名第四,市佔率為5.2%;渣打銀行及中國工商銀行(亞洲)排名第五,市佔率達2.6%。
四大銀行及中小型銀行市佔率的差距擴寬,今年二月份四大銀行現樓市佔率由上月67.4%增加至71.1%,而中小型銀行市佔率則由上月32.6%減少至28.9%。曹德明表示,樓市回穩,各銀行亦積極爭取上半年的按揭業務,並相繼推出各項優惠吸引客戶,客戶將傾向選擇較多優惠的銀行承造按揭。
