《周末樓市》恆地(00012.HK)粉嶺北「ONE INNOVALE-Cabanna」售出46伙 二手成交回落
香港與內地重新通關,新盤市場轉旺,剛過去周末(7日及8日)本港新盤市場錄超過70宗成交,較上一周增幅達兩倍,其中恆地(00012.HK)粉嶺北「ONE INNOVALE-Cabanna」昨日(8日)銷售113伙,連同之前開售單位,即日沽出46伙,套現逾2.3億元。 另外,華潤置地(海外)及保利置業(00119.HK)合作發展的啟德「澐璟」同日亦售出4伙,套現超過1.9億元。 二手方面,中原地產十大屋苑本周末錄得14宗成交,按周跌48%,零成交屋苑錄得2個,分別為麗港城及映灣園。中原地產亞太區副主席兼住宅部總裁陳永傑表示,通關消息落實後買賣雙方均睇好後市,亦有部份買家早於上星期偷步入市,市場筍盤減少。業主見二手成交步伐加快,開始收窄議價空間或反價,買家面對急速變化的市況,未願意即時追價,以致成交拉鋸。 至於美聯物業10大二手指標屋苑錄得約18宗買賣成交,雖然按周減少37.9%,但已連續六個周末錄得雙位數,以及9個屋苑均錄得成交。美聯物業住宅部行政總裁(港澳)布少明表示,多項利好消息浮現,提振整體經濟氛圍,投資市場氣氛明顯好轉,不少準買家早前亦已偷步入市搶購筍盤,令多區二手交投量趨增,因而消化不少市場減價筍盤,加上部分放盤業主信心增加,議價空間收窄,惟準買家亦希望趁農曆新年前加快入市。 而利嘉閣地產周末日十大指標屋苑累錄16宗二手成交個案,較對上周末的23宗按周少30%。香港置業十大二手指標藍籌屋苑於週末兩日合共錄13宗成交,與上周末20宗比較,按周跌35%,惟連續四個周末錄雙位數。
