《大行報告》花旗料本港住宅樓價首季跌5% 其後至年底回升5%
花旗發表報告指,由於利率急升,本港住宅樓價去年顯著下跌15%,但目前市場開始出現正面推動力,預期樓價將於今年首季見底,其後「U」型反彈,估計今年首季樓價或下跌5%,至今年底則回升5%,料今年全年住宅樓價將按年持平。
該行表示,內地持續放鬆防疫措施,邊境重新開放將成今年的關鍵主題,而此有利於香港的奢侈品零售。另一方面,雖然本港寫字樓亦料可因此受惠,但新增供應過多或意味租金前景疲弱。細分市場中,花旗最看好住宅及奢侈品零售,持「增持」看法,其次是看法「中性」的大眾零售;最不看好寫字樓市場,持「減持」看法。
花旗又調整對本港地產股的評級及目標價(另見表),行業首選新地(00016.HK)、九龍倉置業(01997.HK)及信和置業(00083.HK),其中信置評級由「沽售」一舉升至「買入」。
