《周末樓市》新盤交投疏落 二手叫價拉鋸
剛過去周末(10日及11日)本港新盤交投持續疏落,錄逾10宗成交,以餘貨為主,其中信置(00083.HK)等發展的觀塘「凱匯」招標售出1伙三房戶,面積880平方呎連724平方呎,成交價約2,080萬元,呎價約23,636元。至於恆地(00012.HK)旗下粉嶺北項目「ONE INNOVALE-Cabanna」兩日共沽出4伙。 二手方面,中原地產十大屋苑本周末錄得10宗成交,較上周末增加1宗或升11.1%,零成交屋苑收窄至4個。中原地產亞太區副主席兼住宅部總裁陳永傑表示,內地放寬防疫措施,內地與香港全面通關有望明年落實,買家出動尋找筍盤,把握聖誕長假期前偷步入市。業主議價空間收窄,樓價跌勢亦開始喘定,個別屋苑現價水平有承接力。 美聯物業於周末錄得10宗二手成交,按周持平。美聯物業住宅部行政總裁(港澳)布少明表示,年結將至,發展商放緩推盤速度,加上樓價跌勢持續,吸引一批用家出動尋寶,期望以低價覓得心水筍盤,但由於買賣雙方在叫價上有落差,導致成交暫呈拉鋸,估計年底前交投難現突破,維持窄幅上落,樓價則預期繼續整固。 而利嘉閣周末二手成交錄得11宗,按周跌8%,惟連續五周守住雙位數水平。利嘉閣地產總裁廖偉強稱,近期二手樓市仍然平穩,市場缺乏具體而明確的利好消息帶動,反而疫情上升及加息等不利因素仍存在,交投雖已逐漸回穩,但仍未轉趨熾熱。 另外,香港置業行政總裁馬泰陽稱,由於美國聯儲局加息陰霾持續,各區筍盤源亦開始短缺,加上買賣雙方在叫價上暫呈拉鋸,成交表現相對失色。該行周末錄7宗成交,按周跌逾46%。
