美聯布少朗:料九龍東半山「朗譽」租金回報率達到3厘水平

保利置業(00119.HK)及尚嘉控股合作發展的九龍東半山住宅項目朗譽,今日(25日)推出首張價單共128伙,主打一至兩房戶型,折實平均呎價約17,938元,美聯物業住宅部行政總裁(港澳)布少明表示,朗譽坐擁交通便利及綠意生活環境兩大優勢,加上首張價單定價吸引,料可引起市場關注,相信租金回報率達到3厘水平。 布少明表示,朗譽雖位處東九龍半山地段,不少單位外望可享翠綠山景,但同時兼具交通及地理優勢。他續指,朗譽首張價單入場費約414萬元,折實平均呎價17,938元,相對同區新盤有一定折讓,加上以一及兩房戶型為主,料可吸引一批年輕上車客,預計九成是用家,一成是投資者。他相信項目日後呎租可達40元水平,租金回報率約3厘。 布少明相信,11月一手成交量不會高於250宗,為今年3月以來的8個月新低;至於二手方面則估計有2,600宗水平。另外,他指樓價仍面臨一定下行壓力,預計樓價全年計則跌近14%。來年上半年若加息、疫情、通關等因素未有改善,相信樓價仍有下調壓力,樓價或會再回調5%。(ca/s) ~
