《周末樓市》新地元朗「PARK YOHO Bologna」累沽108伙 二手成交急挫
剛過去周末(5日及6日)本港新盤市場錄約20宗成交,其中新地(00016.HK)旗下元朗住宅項目「PARK YOHO Bologna」昨日(6日)第三輪銷售12伙,即日售出約6伙,連同早前兩輪推售,項目10月27日至今不足半個月累沽108伙,佔全盤供應164伙約65.9%。 至於恆地(00012.HK)粉嶺北「ONE INNOVALE-Cabanna」亦沽出3伙,套現約共涉1,531萬元。而同系紅磡「必嘉坊-迎匯」過去周六(5日)開始首輪收票,兩日暫收約210票,以首張價單56伙,超購近2.8倍。 另外,萬科香港旗下長沙灣醫局街「連方I」同樣周末開始收票,市場消息指兩日錄逾百張票,以首張價單50伙計,超購逾一倍。 二手方面,中原地產十大屋苑本周末僅錄4宗成交,按周大跌42.9%,更創18周新低,零成交屋苑多達8個,僅得新都城及嘉湖山莊錄得買賣成交。中原地產亞太區副主席兼住宅部總裁陳永傑表示,市場未有好消息,加上按揭息口進一步上升,令樓市籠罩觀望氣氛,市民普遍擔心樓價持續下滑,不敢貿然入市,買賣雙方需時協調樓價,料二手交投短期內偏靜。 美聯物業周末十大二手指標屋苑錄得約6宗買賣成交,按周下跌約14.3%,並連續兩個周末維持在個位數水平,並創四個周末新低。美聯物業住宅部行政總裁(港澳)布少明表示,受到美國加息,本港息率亦跟隨上調,以及二手樓價持續下試低位等因素影響,不少屋苑樓價跌幅已達雙位數,並頻錄得蝕讓個案,導致普遍買家入市態度更趨審慎,加上施政報告後發展商重新部署推出新盤應市,並以低價銷售策略,亦搶佔二手市場上不少購買力。由於二手市場缺乏利好消息刺激,相信短期內買家仍會聚焦新盤,故有意放盤業主亦有需要進一步調整叫價。 利嘉閣地產周六及周日十大指標屋苑累計錄得5宗二手成交個案,較上周末的8宗,按周減少3宗,並創8月上旬以來13周最少,當中有8個屋苑「食白果」。而香港置業十大二手指標藍籌屋苑於周末兩日合共錄6宗成交,與上周末11宗比較,按周急挫逾45%。
