經絡:10月份樓花按揭按月急增近八成半 創七個月新高
根據經絡按揭轉介研究部及土地註冊處最新資料顯示,2022年10月份現樓按揭宗數為6,590宗,較上月6,538宗輕微增加52宗或0.8%。而該月的樓花按揭宗數為367宗,較上月199宗急增168宗或84.4%,創七個月新高。對比去年同期,今年10月份現樓按揭宗數比去年同期9,307宗減少2,717宗或29.2%;樓花按揭宗數比去年同期444宗減少77宗或17.3%。 以首十個月比較,今年首十個月現樓按揭宗數錄得72,142宗,對比去年同期85,039宗減少12,897宗或15.2%;首十個月樓花按揭宗數則為3,640宗,對比去年同期的4,889宗減少1,249宗或25.5%,創自2011年即11年後的首十個月新低。 經絡按揭轉介首席副總裁曹德明表示,10月份樓花按揭宗數急升,相信因近期樓市反覆,部份一手新盤定價克制,買家傾向選用即供上會,當中由ONE INNOVALE以及NOVO LAND等大型新盤作支撐。另外,部分新盤如YOHO HUB的即供買家亦開始陸續上會,使樓花宗數按月有所急升。 現樓銀行市佔率方面,中銀香港(02388.HK)連續15個月榮登冠軍寶座,市佔率為23.2%;匯豐銀行以市佔率20.7%排名第二;而恆生銀行(00011.HK)以市佔率達17%排名第三;渣打銀行排名第四,市佔率達10.7%;花旗銀行上升1級排名第五,市佔率達3.5%。 樓花排名方面,匯豐銀行重奪冠軍寶座,以市佔率24.5%排名第一;恆生銀行上升2級排名第二,市佔率達22.3%;中銀香港下跌2級排名第三,市佔率達18.8%;渣打銀行下跌1級排名第四,市佔率為13.4%;中國工商銀行 (亞洲)上升3級排名第五名,市佔率達3.5%。 曹德明表示,今年本港樓市交投按年回落,銀行基於按揭業務仍未達標的情況下,於下半年各自推出不同按揭產品及相關優惠吸引客戶,當中包括部份大型銀行延遲上調一手新盤的H按鎖息上限,另匯豐銀行月前推出的首1至2年定息按揭計劃,息率比普遍H按封頂息率及P按息率為低,因此亦吸引到部分客戶選用,使四大銀行現樓市佔率亦相應上升。而近月部份中小型銀行繼續增加按揭優惠搶攻市場份額,現金回贈最多更可達2.3%,料客人偏向選擇優惠較多的銀行承造按揭。
