《大行報告》瑞信:來港人才可退還額外印花稅 料對樓市交投提供支持
瑞信發表研究報告指出,行政長官李家超於昨日(19日)公布其任內首份《施政報告》,關注如何重振本港國際金融與科技中心地位,以及吸引人才的措施,同時提出一系列的房屋政策,旨在克服土地供應和房屋短缺的問題。
該行指出,《施政報告》中提及合資格外來人才在港買樓,當住滿七年成為永久居民後,可申請退還額外印花稅,包括買家印花稅及新住宅印花稅。退稅後,實際稅率將由目前的30%,降至1.5%至4.25%(視乎財產價值而定)。該行預期有關政府將帶來額外的房屋需求,尤其是來自未來一至兩年可轉為永久居民的非永久性居民的需求。
此外,雖然《施政報告》中並未放寬其他印花稅政策或令市場失望,但瑞信認為新政策將對樓市交投提供支持。而在該行覆蓋的本地地產股中,新地(00016.HK)擁有最多可售資源,其次是恆地(00012.HK),兩隻股份的評級同為「跑贏大市」。
