鄭志剛:本港樓市短期或少許受壓 惟剛需強勁將慢慢復甦
新世界發展(00017.HK)執行副主席及行政總裁鄭志剛在全年業績記者會上表示,現時市場對本港樓市持觀望態度,估計需時消化加息帶來的影響,但認為目前按息仍處低水平,金管局早前降低壓測要求亦有助推動上車盤需求,相信本港樓市短期或會有少許受壓,不過隨著港府放寬入境檢疫措施,加上剛性需求強勁,未來市場會慢慢復甦。
他提到,集團2023財年香港合約銷售目標為150億港元,其中未來於啟德區將有三個合作項目推出,涉及3,300伙。而「柏傲莊」第一至二期即將交樓,第三期的拆卸工程快將完成,將進入重建階段,集團會專注於第三期的建築進度及首兩期的交樓工作,重推撻訂單位則會適時再與港鐵(00066.HK)商討。
鄭志剛指,面對反覆疫情,港府的應對措施良好,相信政府會不斷評估疫情走勢,希望未來可進一步放寬防疫措施,令香港可舉辦更多大型活動,吸引旅客重臨及人才回流,振興香港經濟。而集團的投資業務在疫情下仍錄得增長,當中「K11 MUSEA」在今年4月至6月的商戶銷售額有13%上升,九成約滿的商戶已經續租。
內地業務方面,他稱今年內地經濟受眾多不明朗影響,但第三季表現已有回穩,認為反而是可有更多投資的時期,未來一至兩年會留意市場是否有良好的投資機會,但同時會小心審慎及著重於現金流,並不擔心內地經濟會爆破,預期未來情況會慢慢回升。而集團新財年內地合約銷售目標為150億元人民幣。
另外,鄭志剛表示目前沒有計劃出售新世界百貨(00825.HK)。
