《周末樓市》新地(00016.HK)「NOVO LAND」加推100伙 二手業主讓步交投增加
新地(00016.HK)屯門兆康住宅項目「NOVO LAND」第1A期市場反應熱烈,發展商於上周日(24日)以原價加推第2號價單,涉及100個單位,平均實用呎價折實約13,858元,涵蓋兩房及三房戶型,折實介乎574.51萬至894.37萬元。 市場消息指,截至周日下午8時,NOVO LAND第1A期累積錄得逾9,000張入票,以首兩張價單推出共265個單位計超額認購約32倍。 市場數據顯示,過去周末一手市場錄得約13宗成交,其中恆基地產(00012.HK)啟德「THE HENLEY」系列佔6宗,包括「THE HENLEY II」第1座一伙一房連衣帽間間隔單位於周日沽出,成交價約992.11萬元,呎價約26,108元。 美聯物業住宅部行政總裁(港澳)布少明表示,新盤市場持續火熱,NOVO LAND第1A期獲大批購買力追捧,預期項目短期開售將出現搶爆。二手方面,據美聯物業分行統計,過去周末兩天(23日至24日)二手10大屋苑錄得約13宗買賣成交,按周升62.5%,創七周新高,並為連續5個周末單位數後再度重返雙位數水平。 布少明指出,受到加息陰霾影響,加上適逢租務旺季,租金上升及租務成交增加,部分業主轉賣為租,惟置業需求大,二手交投靠穩,預期急於出貨業主若進一步下調叫價,有望吸引準買家承接,二手交投量有望持續上升。 中原地產十大屋苑本周末錄得13宗成交,較上周錄7宗增加6宗或85.7%,屬七周新高。中原地產亞太區副主席兼住宅部總裁陳永傑表示,一手市場帶頭減價,令不少二手業主陸續面對現實,擴大議價空間吸引買家入市,令二手交投回升。
