APM斥5,000萬優化2萬呎戶外空間 新地(00016.HK)料出現噴井式消費
新鴻基地產代理執行董事馮秀炎表示,若下半年疫情持續緩和,加上受惠於新一輪消費券推出後,她預料,市場將會有噴井式消費,有助拉動商場整體營業額回升至去年同期水平;她預料,7至8月商場人流及生意將按月分別上升30%及20%。
她指,隨著疫情緩和,加上第一輪消費券推出後,基本上推動上半年消費情緒上升速度,商場亦成為其一受惠者;加上在疫情期間,集團調整租戶組合和租金水平,令商場整體情況平穩向上。隨著疫情常態化,她冀香港政府盡快開關,與海外接軌。
在租務方面,她表示, 目前已過3月份租金低峰期,並於今年上半年與70間新租戶簽約,樓面面積約18萬呎,佔整體商戶組合的四分之一,當中80%首度進駐九龍東,20%是過江龍店舖,目前商場與舊租戶續租率約97至98%,未來會繼續引入輕食、零售及咖啡店等商戶進駐商場。
另外,她提及到位於觀塘巧明街98號的新項目正在進行中,計劃明年底正式開幕,目前正準備招商,料寫字樓率先入伙:她透露,接下來會先後在啟德、世貿及高鐵站等地段有新項目正籌備當中。(ca/u)
