郭思治: 恆地(00012.HK)紅磡「必嘉坊」矚目 股息率達5.6厘宜中線部署

香港股票分析師協會副主席郭思治稱,大市已踏進5月份之下旬,而直到目前一刻止計,本月大市之形態仍暫屬先高而後低,恆指暫是由3日之高位21,291點跌至10日之低位19,178點,即月內大市之跌幅已有達2,113點。首先,論波幅計已不算小,或已可滿足月內對波幅之要求。惟由於一個月之高低位是不該同時出現於5個交易日之內,故在本月餘下之交易日,理論上或仍會有更大之波幅點出現。 受美股大幅急跌所累,港股當難獨善其物。大市近期雖曾略反彈並稍重越10天及20天線,惟在美股再度告急下,恆指又再次反覆跌穿10天及20天線。即是說,整個大市又再略呈反覆不明之弱態,惟市勢雖再次反覆偏軟,但一眾傳統地產股之走勢卻相對較平穩。以恆地(00012.HK)為例,股價一直緊扣10天、20天及50天線,論表現確優於大市。以現價計,伸直往績之市盈率為11倍,而息率則有達5.6厘,確具一定中線部署的條件。 恆地一向積極規劃將舊區打造成宜居商住社區,筆者近日行經紅磡與地產經紀交談,發現受恆地帶動這區快將變天。恆地二十年前已開始同區收樓,地盤橫跨機利土南路、黃埔街、寶其利街及必嘉街,面積達11.2萬平方呎。這項目上星期正式命名「必嘉坊 Baker Circle」,總樓面面積逾100萬平方呎,涉及9幢住宅大樓,提供2,800伙住宅單位,將按三期分段推出市場,是本港歷來最大型的純私人發展舊樓重建計劃。用如此多年時間發展一個項目,全面帶動當區未來發展,足見恆地之用心;而恆地紮根香港的信心,亦自然無庸置疑。 由於項目是舊區重建而來,住宅屬999年期地契,能跨越2047年,是九龍區罕見。項目成熟推出市場之際,亦是港鐵東鐵線過海段正式通車的時候,紅磡街坊可「坐享其成」。而「必嘉坊」正好位處紅磡站、何文田站及黃埔站中間,匯聚成鐵三角,不論到九龍、港島及新界均相當方便,5分鐘迅達金鐘。項目還有一個橫跨4條街道、樓面面積達16.8萬平方呎的立體商業步行街,區內樓價之升值潛力實不宜低估,筆者也心動!
