越秀地產(00123.HK)附屬擬收購杭州北匯置業以進一步鞏固在杭州的戰略地位
格隆匯5月10日丨越秀地產(00123.HK)公吿，緊隨2022年5月6日於公開掛牌中成功投得收購事項後，於2022年5月10日，買方廣州市城市建設開發有限公司（公司持有95%權益的附屬公司）已與賣方杭州地鐵開發有限公司訂立股權轉讓協議，以收購目標公司杭州北匯置業有限公司51%股權及賣方貸款的全部權利及權益。
股權轉讓代價約人民幣73.01百萬元及於本公吿日期，貸款轉讓金額約為人民幣16.3億元（包括本金總額人民幣15.8億元及應計利息約人民幣48.7百萬元）。
目標公司主要從事房地產開發及運營╱專門為開發項目而成立，目前從事擁有、開發及管理項目。目標公司為項目的施工地塊的土地使用權的現時合法擁有人，該地塊面積約為194,896平方米，許可建築面積(GFA)約為225,908平方米。
項目由目標公司開發運營，建成後將為一個大型綜合商住項目，包括（其中包括）5棟高層住宅、27棟中層住宅、12棟洋房以及一棟公租房。項目現時尚未開始動工，其開發預計於2025年五月完成。
項目坐落於杭州市餘杭區勾莊板塊，地理位置優越，交通便利，距武林商圈11公里，距錢江新城16公里，地處良渚組團中心，周邊設施蓬勃發展。除現有的西田城、金地廣場及城北萬達外，去年新建成杭行薈，可達地鐵 4號線儲運路綜合站（包括樹蘭及華潤醫院），星創城及城北萬象城綜合體（目前在建中）。此外，項目距地鐵2號線白洋站約1.5公里，距目前在建的地鐵4號線勾陽站約1.0公里，擁有雙邊終點站，並配置一間幼稚園、一間中學、一個社區中心等便利設施，從而提供各類生活保障設施。
董事認為集團將以合理的價格透過收購事項收購地塊（開發項目所處地塊），項目將會增加集團優質土地儲備，故而進一步鞏固集團在杭州的戰略地位。更重要的是，項目將會是集團在廣東省外的第一個TOD項目。
