世邦魏理仕料本港經濟復甦 支持未來一年商業房地產租賃需求及穩定租金
世邦魏理仕《2021年第三期香港商業房地產市場回顧》指出,預期本港入境檢疫要求即將放寬,加上持續的經濟復甦將繼續於未來6至12個月支持房地產租賃需求及穩定租金,從而進一步推高物業價格。
世邦魏理仕香港區研究部主管陳錦平表示,由於本地疫情受控,商業活動續漸回覆正常,香港的經濟前景變得更加樂觀。然而,隨着零售額增長速度放緩,低基數效應亦正在減退。本港失業率連續六個月下降,至最新的4.7%,加上電子消費券的推出,將在短期內提振消費活動,預計零售市場將在2021年餘下時間出現更顯着復甦 。
報告提及,今年第三季甲級寫字樓整體空置率再升0.2個百分點至11%,將整體空置空間推高至900萬平方尺的最新紀錄。當中以香港東的空置率躍升得最快,達到8.5%,創十六年新高。
儘管租賃勢頭有所改善,但第三季的核心區街鋪空置率繼續上升,當中旺角的租賃壓力最大,空置率躍升2.9個百分點至18.9%。尖沙咀區的表現較爲正面,空置率下降2.9個百分點至20.3%。餐飲和休閒服裝品牌繼續引領租賃需求。
