高盛:9月首周內房銷售下跌 首選潤地世茂服務等

高盛發表研究報吿指,9月首周,內房銷售按周下跌,在該行所覆蓋的股份中,世茂集團(0813.HK)和金地集團表現最強勁。 該行首選分別為寶龍地產(目標價11港元)、華潤置地(目標價47.3)、寶龍商業(目標價42)、世茂服務(目標價37),及旭輝永升服務(目標價25)

高盛指,於9月首周,36個城市一手建築面積按周下降12%,按年下降19%,較今年8月的平均水平低14%。 其中,中西部表現按周優於大市,以長沙與武漢表現最佳。 二手建築面積方面,10個城市的按周下降6%,較今年8月的平均水平低4%,當中,按周下跌主要出現在南寧、蘇州和廈門。

報吿提及內房庫存按周下跌1%,按年跌1.8%,庫存減少主要出現在杭州、上海和廈門。 土地成交量下跌按周24%,價值按周下降78%。 十大城市的平均土地銷售為20億元人民幣,以嘉興和東莞表現最佳。 中原經理人擴散指數5大城市均值按周升1.5個百分點,顯示預期二級價格升值良好;賣家要價指數(CAl)按周下跌1.2個百分點。
