格隆匯8月31日丨恆大物業(06666.HK)公佈中期業績,截至2021年6月30日止6個月,營業收入約人民幣78.73億元,同比增長約68.3%;期內毛利潤約人民幣29.39億元,同比增長約68.7%,期內股東應占利潤約人民幣19.35億元,同比增長約68.6%,基本每股收益為人民幣0.18元。

集團收入主要來自三項業務板塊:(i)物業管理服務;(ii)社區增值服務;及(iii)非業主增值服務。

物業管理服務

期內,物業管理服務收入約人民幣47.57億元(其中獨立第三方開發商開發的項目物業管理服務收入約人民幣9.37億元),同比增長約68.4%,佔總收入比約60.4%。

總在管面積由2020年同期約2.54億平方米增至約4.50億平方米,其中,第三方開發物業在管面積同比增加137倍至1.38億平方米,主要歸於(i)加速市場拓展,吸納優質標的,涵蓋住宅、商寫、產業園、城市公共建築及城市服務等多元業態,管理面積穩步增長;(ii)集團儲備面積於期內轉化為在管面積所致。

社區增值服務

期內,社區增值服務收入約人民幣11.39億元,同比增長約83.1%,佔總收入比約14.5%。社區增值服務收入增加主要由於:社區經營服務方面收入約人民幣5.01億元,同比增長約21.0%。社區資產管理方面收入約人民幣4.68億元,同比增長約181.8%。社區生活服務方面收入約人民幣1.70億元,同比增長約304.5%。

隨着管理規模及服務户數快速增長,集團不斷從廣度與深度兩個方面持續豐富增值服務業務類型,提高項目覆蓋度,規模效益日趨凸顯;集團持續規範業務開展形式,各項業務模式趨於成熟,房產服務、家裝美居等業務業績大幅增長;此外,集團持續挖掘業主需求,不斷創新增值服務內容,如全面開展保險經紀業務。

非業主增值服務

期內,非業主增值服務收入約人民幣19.78億元,同比增長約60.6%,佔總收入比約25.1%。非業主增值服務收入增加主要歸於開盤項目數量增加、項目穩定交付及交易協助需求增加,前期物業管理服務、交付前服務、維修和保養服務及物業交易協助服務等業務穩定增長。
