綠城管理2021年中報出爐 “輕重並行”的長期主義者
7月29日晚間,綠城管理(09979.HK)發佈2021年上半年度業績公吿,展現出“代建第一股”亮眼的業績成果。30日上午,公司召開業績發佈會,高管在會上表示,截至2021年6月30日,公司持續經營收入達到10.81億元,同比增長32.6%;毛利潤實現5.13億元,同比增長51.0%; 歸母淨利潤實現2.70億元,同比上漲82.8%,經營狀況良好。

此外,綠城管理代建項目數量保持增長態勢,管理面積規模在行業內持續領先,公司管理項目數量由去年同期的268個增加至334個。
近年來,隨着國家持續對房地產市場的金融端、土地端、消費端進行政策調控,房企過往高槓杆、高週轉、高利潤的“三高模式”難以為繼。區別於傳統的物業開發,代建行業具有輕資產、抗週期性強和負債低等特點,正成為房企轉型的良好選擇。綠城管理憑藉着多年佈局與經營,取得了代建的先發優勢。
此外,伴隨着房地產供應主體由開發商轉變為政府、國企、金融機構等,專業的開發服務需求空間巨大,專業服務價值也隨之凸顯。值得注意的是,深耕政府代建15年的綠城管理今年上半年迎來了政策東風,政府代建板塊獲爆發式增長,上半年新拓項目合約總建築面積6.1百萬平方米,超去年同期拓展規模5倍以上,並且首次在江蘇、福建、山西、江西等省外主要城市落地項目,未來將持續保持規模第一的引領地位。
根據中指院資料分析,代建市場規模佔比將以年均21.3%的速度高速增長,到2025年,代建行業規模預計滲透率將達到12.5%,對應2021年僅為4.8%的滲透率,未來代建行業空間及潛力還將不斷放大。綠城管理表示將繼續保持行業引領地位,不斷完善多元化客户結構,踩準政策東風,憑藉規模效應及政策紅利的雙重利好,積極探索代建行業邊界。
業績會上, CEO李軍表示,“公司既要做的比較輕,能夠應對變化,同時也要做的重,就是公司長期的重心和目標是堅定的,公司會堅定的做長期主義者。”
會議最後,李軍表示,已又一輪增持9979股票,期待公司長期的價值迴歸。據悉,自綠城管理(09979.HK)上市後,李軍已在二級市場完成八輪增持。
