中原城市領先指數CCL最新錄188.77點,創105周新高,按周升1.01%,升幅爲13周最大。

研究部高級聯席董事黃良升指,樓價於破頂前明顯由連升轉爲反覆爭持,近4周計CCL走勢持續一升一跌,在186點到188點之間窄幅爭持,但每次的高位及低位均比上一次高,走勢有反覆向上的跡象。隨着樓價愈接近歷史高位,買賣雙方的角力會增大,相信樓價爭持的局面會維持一段時間。現時CCL距離自己歷史高位190.48點相差0.90%。

他指,今周CCL八大指數齊升,是2021年首次出現。上次出現是2020年底,即相隔33周之後再次出現,顯示樓價蓄勢衝頂,挑戰歷史新高。但CCL三大整體指數,近4周升跌交錯,反映樓價破頂前,經歷反覆爭持。縱然日後樓價破頂,亦可能於頂位爭持一段時間。

中原城市大型屋苑領先指數CCL Mass報191.57點,爲歷史第三高,按周升1.28%,升幅爲13周最大。CCL(中小型單位)報189.27點,創104周最大,按周升1.17%,升幅爲13周最大。CCL(大型單位)報186.18點,按周升0.14%,連升3周共0.95%。

近4周,四區指數走勢各自反覆,四區齊升出現一次,三區跌一區升出現兩次,三區升一區跌出現一次。新界東CCL_Mass報203.98點,創148周新高,按周升1.27%,連升3周共2.31%。港島CCL_Mass報195.57點,按周升0.87%,結束2周連跌。 九龍CCL_Mass報184.70點,按周升0.41%。新界西CCL_Mass報176.76點,按周升2.95%,升幅爲175周最大。
