第一太平戴維斯: 次季工業物業市場租賃成交增至75宗 按季增60%
第一太平戴維斯發報告指,受全球供應鏈復甦帶動,工業物業租賃市場表現活躍,第二季錄得75宗成交,較首季的47宗成交增加60%。主要的租賃個案包括HKTVMall額外承租豐樹青衣物流中心的毗鄰樓層、Don Don Donki承租嘉民葵涌物流中心另一樓層,以及H&M續租其在亞洲貨櫃物流中心的物流空間3年。

另一方面,物流市場復甦亦意味早前積存在倉庫的存貨最終付運,導致更多倉庫暫時空置。第二季的整體空置率由3.1%上升至3.7%,現代化倉庫的同期升幅遠較溫和,由2.7%上升至3%。

報告指,投資者對於工業物業資產的興趣持續濃厚,季內錄得9宗超過1億港元的大宗工業物業成交,總成交額超逾60億元。至於分層工廠及倉庫價格在第二季亦分別上升1.7%及3.8%。

報告認爲,隨着物流市場前景勢將進一步改善,大部分倉庫業主將迅速加租,未來數月的租賃成交宗數或因此減少,包括現代化倉庫。過去數月,供應鏈斷裂導致大量存貨堆積,傳統倉庫因此受惠,但隨着其存貨最近終於付運,傳統倉庫的空置率料將上升,令其與現代化倉庫的空置率差距進一步擴大,未來數月兩個分類市場的租金增長可能出現不同走勢。

第一太平戴維斯亞太區研究及顧問諮詢部區域主管盛世民指,物流資產持續受到青睞,尤其是資金充裕的投資基金。展望未來,投資者的興趣將集中於租金強勢回升的高級倉庫,或具有重建潛力的舊工廈。

第一太平戴維斯副董事總經理及九龍銷售部主管蕭兆新表示,今年上半年,工業物業及倉庫資產的投資氣氛暢旺。儘管市場資金將維持充裕,但適合投資或重建的物業供應將不斷減少,因此物業價格或將進一步上升,未來3至6個月的升幅將介乎3%至5%。
