《大行报告》麦格理:内房股估值吸引 首选世茂、龙湖和金茂
麦格理在研究报告中表示,与内地房地产市场人士讨论过後,认为楼市9月份销售表现已恢复到疫情前水平,但买家信心仍未完全恢复,销售去化率仅55%,而疫情前水平为60%至65%。
该行指,市场情绪主要是受7月起的内房政策收紧所影响,但指出现阶段调控措施仍然温和,预期最重磅的「三条红线」措施,对土地市场的影响将在未来几个月後浮现。
麦格理指出,9月份内房合约销售增幅由8月的29%降至25%,预计开发商在紧缩的融资环境下将加快现金回流,因此下半年销售升势将持续。年初至今内房股累跌16%,该行认为估值具吸引力,首选世茂(00813.HK)、龙湖(00960.HK)及中国金茂(00817.HK),物管股首选碧桂园服务(06098.HK)及雅生活(03319.HK)。
