華坊諮詢料鴨(月利)洲海旁道住宅地估值11.8億至12.2億元
華坊諮詢評估有限公司資深董事梁沛泓表示,鴨(月利)洲海旁道中型住宅地(鴨(月利)洲內地段第137號)將於本周五(22日)截標,地盤佔地約12,150平方呎,最高可建住宅樓面88,281平方呎,而商業用途的樓面面積則按照賣地條件中的相關條件計算,降低每呎住宅樓面可換取約1.9呎的商業樓面。
該地皮毗鄰新地(00016.HK)、嘉里建設(00683.HK)、百利保(00617.HK)發展的豪宅項目南灣,物業落成後可享香港仔南避風塘及深灣遊艇會一帶的海景。但由於地皮呈長條形,興建市場較受歡迎的中小單位的話,後未必所有單位都可享海景,發展商需在開則上要多花心思。另外,賣地章程亦要求興建私家車及電單車車位,並要保養項目毗鄰的一幅斜坡。
該區目前較缺乏公共交通,只有一條小巴路線,如要乘搭巴士則需步行12分鐘至漁安苑,到利東港鐵站及利東村商場要走更遠。
由於是次地皮規模適中,總投資金額不高,加上港島區地皮較罕有,預計能吸引中小型發展商入標。華坊諮詢評估預計是次入標反應熱烈,中標發展商會以7.6至8倍地積比開則,樓面呎價12,400至13,000元,地皮可售約11.8億至12.2億元。
