美联:受疫情影响业主扩大减价议价 信心指数最新按周回落11.7%
美联物业住宅部行政总裁布少明表示,楼市在新型肺炎「疫境」下短线难望回勇,预期今年首季一二手交投势创近4年同期新低。楼价走势反覆无定,市场信心主导後市发展。他指,受新型肺炎影响,业主扩大减价议价。减价放盘增多,吸引个别刚需买家入市,市场录不少减价成交个案。现时市场普遍业主的叫价约有3%至5%议幅,亦有个别大单位的减幅高见10%,优质的减价笋盘多半一出已获承接,当笋盘消化,未及补充,成交亦会随之胶着,反映业主的信心及开价,实为楼市走势的指标。美联物业推出业界首创的「美联信心指数」,根据美联物业官网网上?楼的网盘价格变化制作,逢周一公布,显示当前业主的放盘态度及对後市的信心,以作楼价走势指标。美联物业首席分析师刘嘉辉表示,指数愈高代表愈少业主减价,反映市场乐观情绪笼罩,楼价上升的趋势愈大;指数愈低代表愈多业主减价,反映悲观情绪笼罩,楼价下跌趋势愈大。刘嘉辉提到,「信心指数平均值」则是「美联信心指数」由2018年至今的平均值,属睇好或睇淡後市的分界线。一般而言,当「美联信心指数」跌穿「信心指数平均值」时,表示楼价有机会由升转跌或跌势加快。随着新型冠状病毒肺炎疫情持续,业主放盘态度明显软化,减价盘比率有所上升。「美联信心指数」亦因此自1月中反覆回落,两周前已跌穿「信心指数平均值」。最新指数报45.9,按周回落11.7%,按月跌幅更达30.4%,反映2月减价盘量较1月显着上升。而美联楼价指数已连跌两周,楼价走势已见逆转,由升转跌。若经济数据随疫情持续转差,业主信心有所回落,楼价有机会从现时的整固期,转势下跌。
