《大行》美銀證券微升新地(00016.HK)目標價至95元 維持「中性」評級
美銀證券發表報告,維持對新鴻基地產(00016.HK)的「中性」評級,因其2025財年業績略遜於預期。雖然公司正受惠於香港住宅市場觸底反彈的情況,但物業發展利潤率較低,或令短期內每股盈利及股息持平。相較同業4%的收益率水平,該行認為新地收益率進一步壓縮空間有限。
該行將新地目標價由94元微升至95元,並因應物業銷售入賬時間調整,將其2026至27財年的每股盈利預測下調1%至4%;除非香港樓價在短期內出現顯著增長,否則料2026至27財年每股盈利將相對持平。
