紀惠集團放售銅鑼灣兩物業 總值約1.26億元
本地老牌家族紀惠集團再放售旗下物業資產,第一太平戴維斯(香港)獲委任公開出售銅鑼灣軒尼詩道兩個物業,包括「軒尼詩道452號」及「軒尼詩道455至457號勝華樓地下及閣樓」,意向價分別約4,800萬及7,800萬元,總值約1.26億元。其中,「勝華樓地下及閣樓」最新叫價較3個月前高300萬元,但與買入價時相比,仍低1,480萬元,樓價貶值16%。
其中「軒尼詩道452號」總建築面積約2,833平方呎,每層面積介乎約699至736平方呎,物業目前意向價為4,800萬元,呎價16,943元,將連同現有租約一併出售。據悉,地下樓層由知名保健品牌承租,估計月租約14.5萬元。
另一項物業為「勝華樓地下及閣樓」,屬雙連地舖連閣樓,建築面積約4,200平方呎,現意向價7,800萬元,連銀行鐵約出售,每月租金收入約24萬元。公開資料顯示,紀惠集團於2007年7月以9,280萬元購入該物業,持貨至今約18年,最新意向價雖較早前加價300萬,但仍然較當年買入價帳面低,樓價貶值16%。
第一太平戴維斯投資部資深董事方詠清表示,兩項物業均附帶現有租約出售,為投資者即時帶來穩定的現金流。
