花旗銀行35萬元續租荃灣眾安街3層舖 租金低過2008年金融海嘯價

據《明報》報道,花旗銀行最新以月租35萬元,續租已租用超過27年的荃灣眾安街約5,400方呎3層舖,租金價格較2019年高峰期租金大減約28%,甚至低於2008年金融海嘯時水平。 上述舖位為荃灣眾安街10至12號地舖地下連入則閣樓及1樓,每層面積約1,800方呎,合共約5,400方呎。根據資料,花旗租約期從今年11月起,為期約37個月,租金35萬元,呎租約64.8元。過往紀錄顯示,該舖位於2019年租金為48.6萬元,租約期三年,另有3年續租權,儘管市場未有該舖於2022年續租的租金資料,但相較於六年前的48.6萬,租金大跌約28%。 上述舖位在1978年的地下及閣樓月租為1.2萬元,當時由匯豐銀行租用。1998年,花旗承租該舖位,當時地下、閣樓及1樓總租金約33.5萬元。2008年金融海嘯期間,花旗續租該舖位的租金約36萬元。換言之,今次花旗35萬元租金,比金融海嘯期間還低。
