法興提早一年半續租太古廣場5層樓面 呎租減兩成至73元
太古地產(01972.HK)上月與法國興業銀行簽訂續約協議,提早於租約完結前一年半續租六年,以月租逾600萬元租用金鐘太古廣場3座5層樓面,呎租約73元,較現時呎租低逾兩成。期內,總租金開支約4.37億元。
資料顯示,太古廣場3座34至38樓共5層樓面,面積約83,350平方呎,上月由法國興業銀行與大業主太古地產簽訂續約協議,該公司將提早續租六年,租約期由2027年1月至2032年12月,期內每月租金607.54萬元,呎租僅73元水平,料屬該廈近年低位。
資料顯示,法國興業銀行早於2008年已租用該廈,對上一份租約於2020年8月簽訂,租約期由2021年10月至2026年12月共五年,即租期仍有約一年半才屆滿,當時以月租898.04萬元租用34至38樓及19樓共6層,以面積約98,815方呎計,呎租約91元。
不過,法國興業銀行5年前租約中所包括的19樓,去年便由新加坡商富達亞洲控股(FIL Asia Holdings Pte),連同18樓去年以月租約264.33萬元提早預租,租約期由2026年2月至2036年1月,意味法國興業銀行將削減樓面約15,462平方呎。
