《港樓》美聯:6月私樓尺租按月升0.52% 升幅創五個月最大

據美聯「租金走勢圖」,6月份以實用面積計算的私人住宅平均尺租報約38.3元,按月上升約0.52%,連升5個月,升幅爲五個月最大。尺租創近6年(71個月)新高,並進一步直逼2019年7月紀錄高位,僅相差不足0.1%。 美聯物業首席分析師劉嘉輝指出,踏入第三季傳統租務旺季,加上更多的內地生來港讀書,料租務需求增加,有力帶動租金進一步上升並突破歷史高位,預期第三季上升約3%,尤其是毗鄰大學一帶的租金更看高一線。 若以十大屋苑計算,6月份平均尺租按月「8升2跌」,當中美孚新村6月平均實用尺租約34.9元,按月上升約4.8%,升幅爲十大屋苑之中最高;其次是太古城,尺租按月亦升約4.2%;至於黃埔花園、康怡花園、新都城、海怡半島則錄介乎約2.1%至約3.3%的按月升幅。十大屋苑中,嘉湖山莊及映灣園尺租按月回落,前者微跌約0.4%,後者則跌約1.3%。 鐵路沿線屋苑方面,6月部份屋苑尺租按月升幅較十大屋苑更顯着,如沙田站沙田中心尺租按月升約9.4%,荔枝角站泓景臺及奧運站柏景灣亦分別升約7.2%及約6.9%。火炭站御龍山與堅尼地城站泓都尺租則分別升約5.9%及約5.8%,升幅較十大屋苑尺租表現最好的美孚新村更高。
