戴德梁行維持全年寫字樓租金跌最多9%預測 下半年一線街舖及餐飲租金料大致平穩
戴德梁行香港董事總經理蕭亮輝指,全港整體寫字樓待租率於第二季維持穩定,最新錄得19.3%,惟正淨吸納量按季減半至71,400平方呎,同時,龐大的潛在供應持續壓抑租金,第二季整體租金再下調1%,令上半年累計跌幅達3.4%。
蕭亮輝表示,上半年香港交易所的首次公開招股(IPO)集資額重奪全球首位,隨著更多中國內地企業來港上市,預期將會進一步提振寫字樓市場情緒,並帶動銀行金融及專業服務等相關行業的租賃需求。儘管市場情緒有所改善,但龐大的未來新增供應及高待租率仍可能在未來數季對租金表現構成壓力,預計新供應於年底落成後,待租率或會升至21%至22%。戴德梁行維持今年全年整體寫字樓租金將下跌約7%至9%的預測。
商舖租賃市場方面,他提到,第二季核心區一線街舖空置率大致呈上升趨勢,以銅鑼灣空置率的升幅較為明顯,由上季的5.3%升至13.2%,旺角和中環則分別按季微升至9.5%及8.6%;季內只有尖沙咀空置率保持平穩,維持在9.4%水平。
租金方面,隨著一線街舖空置壓力上升,各區一線街舖租金亦重現疲態而普遍下調。銅鑼灣、尖沙咀及旺角街舖租金按季分別跌3.6%、3.4%及1.7%,而中環則因受較強韌的本地需求支持,街舖租金按季微升0.2%。
展望後市,他稱,隨著啟德體育園和主場館開幕,政府將繼續積極推動各世界級大型活動和演唱會,有望招徠更多國際旅客來港觀光消費。他預計下半年一線街舖及餐飲租金將大致維持平穩,全年或輕微下降約1%至3%。
