《港樓》易發樓價指數終止兩連跌 按週迴升0.37%
易發樓價指數最新報106.91點,終止連續兩週的跌勢,按周輕微回升0.37%。自4月以來指數已連續九周於106點水平附近窄幅徘徊,反映樓市價格波動減弱,整體走勢趨於穩定。儘管今年以來樓價累計下跌0.8%,但近期跌幅已明顯收窄,主要受到一個月銀行同業拆息(HIBOR)持續回落的支持,進而帶動按揭利率下調,令置業成本有所下降,爲市場注入正面動力,提升買家的入市誘因。與此同時,差餉物業估價署公佈的數據亦顯示,5月份樓價指數已連續兩個月錄得升幅,進一步印證樓價有回穩跡象,展望易發樓價指數今年全年最多下跌3%。雖然地產代理統計顯示,二手住宅於剛過去的週末預約睇樓宗數按周微跌,但仍連續五星期維持在400組以上,顯示市場購買力穩健,買家入市意欲未見削弱。十大指標屋苑方面,合共錄得逾450組睇樓安排,按周下跌3.2%,惟整體氣氛較過去兩個月已有明顯改善。隨着利率環境持續寬鬆,市場潛藏的購買力正逐步釋放,樓市回暖勢頭初現。
從分區樓價指數的走勢可見,各區表現出現分化。當中以九龍區升勢最爲明顯,最新指數報105.63點,按週上升1.29%,並已連續三週錄得升幅。升幅擴大的背後,或與近期缺乏九龍區大型新盤推售有關,導致不少原本有意購買一手單位的準買家,轉向二手市場尋找合適物業,加上業主議價空間擴大,促進該區交投活躍度上升。相比之下,香港區樓價指數則持續受壓,連跌四周,最新按周下挫1.26%。市場普遍認爲黃竹坑站上蓋新盤「傲晨」以貼近市價甚至略低的價格推售,是導致香港區購買力分流的主因。該盤於上週六首輪推出的138個單位即日全數沽清,反映市場焦點集中於具吸引力的一手新盤,對周邊二手市場構成壓力。
至於新界方面,新界東區及新界西區同樣錄得輕微調整,最新指數分別爲109.91點及109.02點,按周分別微跌0.64%及0.86%。市場消息指位於屯門的新盤項目「NOVOLAND 3A期」有望於月底前推售,令部分準買家選擇觀望,暫緩入市步伐,等待新盤正式推出後再作部署,令該兩區短期內交投稍見放緩,樓價指數亦因此呈輕微下行趨勢。
易發租金指數最新報115.03點,按周微跌0.15%,繼續於今年上旬的高位水平徘徊。雖然整體租務市場氣氛依然暢旺,惟部分準租客因未能覓得心儀及合適的租盤而延遲決定,加上近期銀行同業拆息持續低企,令一部分原本有意租樓的上車客轉向置業市場,形成「租轉買」的現象,導致租賃需求輕微放緩,從而令租金指數錄得輕微下調。
從分區租金指數方面,市場呈現「雙升雙跌」局面,反映各區租務動態出現分化。新界東在結束連續三週跌勢後回升,最新報115.44點,按週上升0.55%。九龍區亦錄得升幅,最新報116點,按周升0.29%。相對而言,新界西租金指數連跌四周,最新報132.63點,按周下挫0.81%,成爲目前表現較爲疲弱的地區。有代理行指出,新界盤中減價盤數量較多,當中以荃灣、觀塘及東涌最爲明顯,令區內租客在議價空間擴大的情況下,轉而選擇入市置業,促使部分原屬租賃需求轉化爲購買力,導致租金指數受壓。
整體而言,租金指數雖呈短線調整,但水平仍屬相對高企,市場氣氛尚稱穩健,未見明顯轉弱徵兆。
