《港樓》黃竹坑滶晨首輪即日沽清及加推77伙 過去周末港九新界多盤錄一手成交
過去周末一手銷情理想,黃竹坑滶晨上周六首輪價單發售138伙,即日全數沽清,發展商即日加推77伙,並提價1至2%。另外,過去周末,港、九、新界多盤亦錄得成交,包括啟德DOUBLE COAST I、日出康城SEASONS系列、火炭名日·九肚山、北角101 KINGS ROAD、(魚則)魚涌Finnie及鴨(月利)洲Coasto。至於二手市場成交同樣活躍,期內,四大代理行中,三間在十大屋苑錄得雙位數交投。
新世界發展(00017.HK)夥拍帝國集團、資本策略地產(00497.HK)、麗新發展(00488.HK)及港鐵(00066.HK)合作發展,黃竹坑滶晨過去周六首輪以價單形式銷售138伙,開售數小時內已全數獲認購。據代理透露,首輪共錄得26組大手客買2伙或以上,共涉75伙,其中最大手豪客斥資近8,000萬元購入8伙,另錄得三組大手客各購入5伙。按首輪以價單銷售伙數計,大手客佔逾54%。
滶晨同日加推77伙,包括2伙四房戶、6伙三房戶、及69伙兩房戶,是次輕微提價1至2%。單位面積由476至1,261平方呎,價單定價1,137.4萬至4,376.8萬元,總值約11.5億。扣除最高折扣後,折實售價909.9萬至3,501.4萬元,折實呎價由19,075至27,767元,折實均呎為22,126元。
會德豐旗下啟德DOUBLE COAST I及日出康城SEASONS系列於父親節周末亦錄得多宗成交,當中,DOUBLE COAST I累售4伙,分別為1伙一房及3伙兩房戶,售價由594.8萬至799萬元,呎價介乎16,982至18,302元。另外,SEASONS系列之中,GRAND SEASONS佔2宗交投,而PARK SEASONS則錄一宗成交。
長實(01113.HK)位於火炭的名日·九肚山昨日(15日)最新錄得一宗四房雙套海景戶成交,單位為第1座3樓A室,面積1,213平方呎,坐擁池海雙景,成交價約1,748.2萬元,呎價14,412元。
宏安地產(01243.HK)系內三個位於港島區的項目於上周六(14日)分別錄得成交,三宗成交皆為兩房單位,分別為北角101 KINGS ROAD的22樓E室,(魚則)魚涌Finnie的8樓B室,及鴨(月利)洲Coasto的18樓A室,單日為集團進賬逾2,424.2萬元。
二手方面,中原地產十大屋苑上周末錄得10宗成交,雖較對上周末15宗減少33.3%,但已連續3周穩守雙位數水平。總結上半月,十大屋苑成交活躍,共錄得100宗成交,較上月同期79宗增加26.6%,當中有七個屋苑成交量超越上月同期表現,其中以海怡半島、黃埔花園及沙田第一城表現尤為突出,升幅超過1倍。呎價方面,十大屋苑呎價普遍呈上升趨勢,當中有六個屋苑錄得升幅,介乎2.2%至5.4%。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,受惠拆息持續回落,供平過租明顯,刺激樓市氣氛升溫,買家積極入市,於一二手市場尋覓平盤。本周末一手市場交投暢旺,當中黃竹坑站新盤首輪銷售錄得「一Q清檯」佳績,推高整體樓市氣氛。展望下半月,樓市將會延續旺勢,若聯儲局減息,將會為樓市進一步帶來提振,成交量將會激增。
根據美聯物業分行統計,上周末十大屋苑錄得約11宗買賣成交,按周下跌26.7%,但連續3周保持雙位數水平。若以十五大屋苑計算,期內末錄得15宗成交,按周減少16.7%。
美聯物業住宅部行政總裁布少明認為,發展商採取貼市價推盤策略,配合資金持續流入及息口有望下調等因素,吸引買家加快入市,新盤市場尤其暢旺。隨著多個新盤部署推售,樓市新盤主導的大勢不變,一手交投有望連續兩個月突破2,000宗水平。二手市場可受惠於新盤熱賣,預期6月全月二手成交將錄得約4,000宗。
根據香港置業旗下分行統計,港、九及新界十大二手指標藍籌屋苑於上周末共錄得約5宗成交,較對上周末約8宗下跌37.5%。在十大屋苑中,太古城及沙田第一城各錄得2宗成交,表現較為突出;淘大花園則錄得1宗買賣成交。
綜合利嘉閣地產分行網絡數據,在過去的周末十大屋苑錄11宗二手成交,與對上一個周末的11宗相若。
