大行評級|瑞銀:預計今年香港住宅價格將保持平穩 首選恒基地產和新鴻基地產
瑞銀髮表研究報吿指,香港發展商或已渡過最壞的再融資風險,截至去年12月,發展商到期貸款總額按年下降約20%至2010億港元。此外,港銀同業拆息大幅下調,亦會帶動住宅成交。然而,由於高槓杆發展商仍持有9100個可售單位,定價問題仍然存在。
該行估計,今年香港住宅價格將保持平穩,而明年隨着減息、租金增長復甦及新推盤減少的帶動,樓價預期回升0至5%。該行仍然看好香港發展商,首選恒基地產和新鴻基地產,上調目標價12%及2%,分別至29港元及96港元,而信和置業目標價則由10.5港元下調至9.8港元。
