萬科新消息！大股東以實際行動力挺
6月6日，萬科發佈了《關於深鐵集團向公司提供股東借款暨關聯交易的公告》，第一大股東深鐵集團擬向萬科提供股東借款30億元，用於萬科償還公司到期公開債務。
根據公告，此次借款與此前一致，期限仍爲3年，借款成本維持在2.34%的低利率，遠低於全國銀行間同業拆借的1年期貸款市場報價利率(LPR)。去年以來，大股東已通過大宗交易、REITs認購、股東借款等多種方式力挺萬科，今年充實管理力量後，更是綜合運用業務支持、資金支持、戰略融合、軌道賦能等市場化、法治化手段持續支持，充分體現了大股東對萬科重回健康發展軌道的堅定信心。
不僅是改革化險，深鐵和萬科也在積極探索融合發展。今年4月，萬科旗下泊寓與深圳地鐵置業集團簽署了深鐵項目租賃運營合作框架協議，進一步深化在住房租賃領域的融合發展。根據協議，深鐵置業將發揮其豐富的項目資產優勢，與萬科泊寓在租賃領域的品牌影響力和運營優勢相結合，對適配長租公寓業務的深鐵項目開展合作運營。
在大股東和各方的支持下，今年以來萬科經營穩定，多項業務取得積極進展。今年一季度，萬科綜合住區產品獲認可，理想花地項目成爲廣州主城區銷售套數、銷售金額雙項第一，上海、杭州、天津等多地項目去化率超80%；長租公寓業務保持規模、效率、納保量行業第一，資產質量獲市場認可，Pre-REIT基金獲中信等知名機構投資；物業新拓存量項目年化收入增長超50%，在業內率先推出彈性定價體系服務模式；商業業務客流、銷售穩步增長，目前已爲GIC、黑石等知名機構業主提供商業輕資產運營服務；物流業務出租率行業領先，冷鏈營收雙位數增長。
一位資本市場人士指出，今年以來，大股東不僅通過股東借款支持萬科改革化險，更以產業協同方式幫助其尋找新的業務機會，開展“造血式”的支持，這讓外界看到了大股東對萬科長期健康發展的堅定信心，也有助於進一步提升市場對萬科的信心。
