《港樓》世邦魏理仕:HIBOR持續回落推動住宅物業正利差擴大 或促進樓市復甦
差餉物業估價署公佈4月份私人住宅樓價指數按月回升0.35%至285.7,終止四連跌。世邦魏理仕香港估值及諮詢服務部執行董事郭偉恩表示,隨着5月份一個月香港銀行同業拆息(HIBOR)下跌,住宅物業正利差再次顯現,供樓成本低於租金,或會吸引用家及收租投資者逐步入市,若趨勢持續,樓市或出現復甦。
但他表示,雖然預期樓價將觸底回穩,但相信今年布不會大幅上漲,目前發展商首要考量仍然是清理不斷增加的貨尾單位,預計有部分發展商將抓住機會出貨,而財務狀況穩健的發展商則有條件減少優惠。
